Bathroom Designs & Remodeling: How far do you want to go?

At the easy end of the scale, you may like the general layout and size of the bathroom and the structure supporting the bathroom (joists, walls, etc.) are sound. With using the existing sound structural foundation, the goal of the surface-level bathroom remodel is 'refresh or renovate.' There is is much that can be transformed after all in a surface-level bathroom remodel! To really complete the transformation, you likely would want to renovate your shower with new tile, new shower pan and new door. The shower is actually one of the leading items we are asked to refresh in any level of bathroom remodel. Oftentimes, existing vanities are left in place, but transformed with a new paint treatment and hardware.

Complete Remodeling

More difficult: you want to make surface alterations, but you also want to change the layout around, which involves plumbing changes. In some cases your structural elements may be sound, but maybe 30 years of accumulated moisture has rotted away the joists and wall studs, and the window or shower door is falling out (!) At this point, too, consider the general timetable for bathroom remodeling and realize you will be out of use of this room for the duration of the project, easily 2-3 weeks depending the extent/size of the project.

This complete tear out and remodel encompassed two bathrooms attached to the client's Master Bedroom: one with shower, commode and cabinets and the other with bathtub, commode and walk-in closet. Josey Construction demolished and rebuilt the shower stall, tub and tub surround, but renovated the existing vanities and cabinets with a new antiqued paint finish. The shower was enlarged and customized with a corner bench and niches. A frameless glass door with antique bronze hardware completed the new 'open feeling' for the shower. In the second bath, a new Jacuzzi tub was installed with a custom glass block window to allow natural light to stream in while maintaining privacy. Both bathrooms had custom random-tile countertops built by Josey Construction with the input from artistic design of the client.

Refresh and Renovate - Richardson

This small Powder Bathroom was transformed into a romantic jewel box by custom paint treatments and decor, along with a judicious choice of bathroom fixtures. An existing vanity was replaced with a pedestal sink to gain a more open feeling. However, both the sink and commode style were kept clean and simple. This allows the owner's accessories to create the mode desired, but means this bathroom could later be changed in style again by this owner (or the next) because the fixtures are classic and timeless. A dramatic effect was achieved by extending the rich color and multi-layered paint treatment onto the ceiling. And the crowing touch was the installation of a small-scale chandelier.

For this client, we did a complete tear-out and remodel of a downstairs bathroom. The goal for this client was two-fold: a novel and efficient space for care of pets and mud room for the garden, along with a handicap accessible bathroom with cabinetry and sink that could double as an efficiency kitchen.

To acheive the desired result, kitchen cabinetry was used along with a small stainless steel sink with drainboard. The client liked the spray-head faucet we installed in the Kitchen upstairs, so we placed another one here. Also, at the client's request we installed a garbage disposal to outfit this multi-purpose r oom.

 

 

 

Bathroom Remodeling Secrets

If you're remodeling a bedroom and wish to change the layout, it's not so bad. You move a closet here, push back a wall there. But with bathrooms, you're not just dealing with the visible elements, you're dealing with the underlying structure of plumbing and electrical system. Layout changes, such as switching toilet and shower or tub locations, drive up the cost of bathroom remodeling quickly, so you should to be aware as you are compiling your 'wish list'.

New Bathroom Walls, Joists, and Other Structural Elements

Since bathrooms collect moisture, there is a good chance you may have to replace drywall. In the case of bathrooms, we'll be using special moisture-resistent drywall commonly called "green board" and in the very wet areas like showers and baths we'll be using moisture-proof Hardibacker board. Unfortunately, we often see where builders have use standard sheet rock in bathroom walls and even showers, leading to some serious problems. Plano: complete remodel of showerHopefully, you don't need to replace anything beyond the wallboard. But if you do...that is, if the wall stud and joists are bad...they may need to be sistered or completely replaced.

Shower and Tub Repair, Refinishing, or Replacement

The shower, tub, or shower/tub combination is the heart of the bathroom. For many people, this may be the entire reason for the bathroom remodel. At Josey Construction, we do not recommend nor install pre-fabricated shower pans. We want to construct the pan on-site with 4mm waterproof poly liner and then place 0'-3" of 3000 PSI concrete as the base for your tile.

Bathroom Flooring

Moisture is the culprit in bathrooms, so you can't just choose any kind of flooring. Carefully weigh all of your bathroom flooring options. A perennial favorite is ceramic tile, but laminate flooring will also do the trick. Whatever you do, avoid hardwood flooring except in powder baths with no shower or tub, as it does not tolerate moisture well.
