The homeowners had already begun the renovation process of their family kitchen with their addition of modern stainless steel appliances. The layout of the kitchen was sound, and a good fit for how their family uses the space. The cabinets were generally in good condition, but the finish and hardware looked tired and dated. This project is a perfect example of how a kitchen can be refreshed in appearance and style without major construction. The existing cabinets were patched, repaired and painted. The old countertops and backsplash were replaced with new granite and a custom tile treatment. It has been a transformation that has greatly satisfied the homeowners.

The galley shaped Kitchen, previously walled off separately, emerged as the new heart of the home with a welcoming center peninsula featuring a new gas cooktop and stainless steel vent hood. All the cabinetry in the Kitchen was replaced with custom-built and custom-finished cabinets. By tearing out the fur-down, the cabinets could reach to the ceiling. To keep them not feeling too tall and overpowering, glass front doors were built at top and allow the client to display favorite glass ware. A new dark marble countertop provides a defining focal point. A new patterned back splash extends to the windowsill. The tile here matches the new tile on the flooring.

Outdoor fireplaces

Outdoor fireplaces bring people together as the sit by the fire enjoying the beautiful ambiance of flickering flames. With the Master Carpenter skills of our owner Colin Josey, we are able to offer distinctive custom structures of beautiful design and structural integrity. So much is gained in the Outdoor Living experience with a ‘room’ sheltered from sun and rain. It opens up all new possibilities! The ‘galley’ layout of the kitchen already worked well for them, but we were able to gain more countertop space by installing a new Microwave / Vent Hood combination above their existing stove. Beyond being able to achieve the layout and custom rustic finish the client desired, two other factors led us to recommend building custom cabinets: they wanted a hutch/furniture look on one end and this room also holds the clothes washer. By extending the countertop and backsplash across the clothes washer it looks clean and totally integrated with the kitchen space. In addition, the client had us paint the connecting living room / dining room space as part of the overall renovation.

To achieve the desired result, kitchen cabinetry was used along with a small stainless steel sink with drainboard. The client liked the spray-head faucet we installed in the Kitchen upstairs, so we placed another one here. Also, at the client’s request we installed a garbage disposal to outfit this multi-purpose room. The existing tub was totally removed and a new shower pan with a low threshold constructed in the space. The square tile detailing on the floor was carried into the floor of the walk-in shower. To allow more space to access the shower faucets and to keep the space from feeling constrained, the toilet was move approximately 12″ away from the former tub.

An existing vanity was replaced with a pedestal sink to gain a more open feeling. However, both the sink and commode style were kept clean and simple. This allows the owner’s accessories to create the mood desired, but means this bathroom could later be changed in style again by this owner (or the next) because the fixtures are classic and timeless. A dramatic effect was achieved by extending the rich color and multi-layered paint treatment onto the ceiling. And the crowing touch was the installation of a small-scale chandelier.

Josey Construction demolished and rebuilt the shower stall, tub and tub surround, but renovated the existing vanities and cabinets with a new antiqued paint finish.

The shower was enlarged and customized with a corner bench and niches. A frameless glass door with antique bronze hardware completed the new ‘open feeling’ for the shower. In the second bath, a new Jacuzzi tub was installed with a custom glass block window to allow natural light to stream in while maintaining privacy. Both bathrooms had custom random-tile countertops built by Josey Construction with the input from artistic design of the client.

In this project, matching the construction and craftsmanship of the original home was paramount. Josey Construction worked within the parameters of detailed layout plans provided by the client and added extra touches in the eaves, fascia and windows to echo the carpentry details of the by-gone builders of the original home. The gabled roof allowed for an amount of attic storage space, accessed by a pull-down ladder. The back of the garage holds extra shelving and a workbench. Custom carriage-door style garage doors were installed. In addition, brick inserts were put into the new driveway to give a special touch.

A new garage, be it a free-standing building or an addition / extension of your home, must follow all the guidelines and requirements as for new home construction.

You and your contractor must address the exact placement of the structure on your site plat in regards to utility easements and deed restrictions along with the building codes of your city and homeowner’s association.

As you decide on the additional options you may want in your garage for more than just to park vehicles, an experienced contractor should be able to help you determine the desired size of your structure. Next you’ll want to consider what utilities you will like in the garage. Electricity is a given so you may power outdoor safety lights and interior lighting. Most people will want an electronic garage door opener. What about extra plugs for tools? It’s best to include plugs in multiple locations. Don’t neglect considering the option of having water supplied to your garage. You could then have a utility sink, a connection to water plants or do potting, and an additional outdoor faucet for a garden hose.

There are other considerations and requirements that may not be so obvious. First is the geological formation of the ground where your foundation will be laid. You will need a soil analysis to determine the depth of your foundation and size of the beams to be used. This is part of your city’s building code inspection to insure proper foundation construction so you may be issued a building permit. Depending on your soil conditions, engineered foundation drawings may be required. Secondly, each city and neighborhood will have specific requirements on the boundaries of where a building is allowed to be erected on your lot. Determining this building code information will need online research and possibly a visit to your city’s Building Permit department. Thirdly, detailed drawings must be submitted to your city for the floor plans, roof plans, and electrical layout plans.

An initial free quote from your chosen contractor will not usually include the drafting of any formal plans, nor the research of your city’s building codes. However if you do accept an initial estimate and wish to proceed further, these detailed plans should be drawn out and correct parameters of your city’s building codes should be determined in the next stage of your proposal at no additional charge.

In the final stage of a proposal you should request a construction timeline for the major steps of Concrete, Framing and Roof, Brick or Siding, Electrical, Interior and Painting. You will see where certain steps must be accomplished sequentially, while other work can be done concurrently. As with any outdoor construction, your timeline will be directly affected by the weather. With a general timeline like this you will be able to see how inclement weather impacts the time needed to complete your project. You want a contractor who will always work closely with you to keep you informed of the schedule at all times!
